What Is a Property Search Service?
If you've already started looking for a home in Spain, you'll know how quickly it can become a full-time project. You're scrolling portals with no local context, chasing agents who are slow to reply, and seeing only whatever each agency happens to have on its books. I wrote about these problems in What Not to Do When Looking for a Property in Spain. This article is about the alternative: what a property search service is, and how mine works in practice.
What is a property search service?
A property search service (also known as property hunting, or a buyer's agent service) means a professional searches the market for you, on your behalf. A traditional agency is there to sell the homes on its own books. A property hunter is there to find the home that's right for you, wherever it's listed.
My Property Search service is a hands-on, tailored search built around your budget, your must-haves and the lifestyle you're after. I cover the Costa Brava and the wider Girona province, and I work mainly with international buyers who need someone on the ground and a clearer picture of the market before they commit.
One point of contact for the whole region
Unlike portals or large agencies, I work as a property hunter within a wide region. Rather than juggling portals and a string of agents, you deal with me, and I cover the entire region rather than a single office's patch. That means I can compare towns, villages and coastlines honestly, without any reason to steer you towards one area over another.
I have 12 years of real estate experience and have spent years exploring the Costa Brava, so I know the places behind the listings. I also have the working relationships that give my clients access to properties and connections they won't find elsewhere.
How my property search works
1. Understanding your lifestyle and criteria. Before I send you a single listing, we talk about how you want to live. That covers whether you'll be here all year or part of it, how much schools, healthcare, restaurants or the beach matter to you, how much renovation work you're happy to take on, and what your budget really needs to cover once taxes and fees are included. This conversation is where most of the value lies, because it lets me rule out whole areas and property types before you spend any time on them.
2. Presenting options and gathering your feedback. I then sift through the market, across agencies and portals, to shortlist homes that genuinely fit your brief. What you love or dislike about each option sharpens the search, so every round brings us closer to the right home.
3. Virtual visits. If you're living abroad, I carry out virtual visits so you can walk through a property with me in real time, ask questions, and see the details that photos leave out. You avoid unnecessary flights, and when you do travel, you're only viewing homes that are serious contenders.
4. Guiding you through the purchase. Once you've found the one, I stay with you through viewings, local pricing, negotiation and the buying process, working alongside your team until you have the keys. Because I represent you exclusively to the agencies involved, I ask clients not to contact those agencies directly or register with them separately while we're working together. This keeps everything in one place and protects your position when it comes to negotiating.
By the end, you'll have a shortlist worth seeing and a clear path to making an offer with confidence.
Who is my Property Search service for?
This personalised, focused service is best suited to international buyers relocating from the UK, the Netherlands, the United States and beyond. These buyers can't be here every weekend to view houses and want to understand the market properly before making one of the biggest decisions of their lives. It's also a good fit for anyone who has already tried searching on their own and found it slow, confusing or exhausting.
If you already know a particular town inside out and have plenty of time for viewings, you may do perfectly well with a portal and a good local agent. But if you'd like someone to do the legwork and bring honest local knowledge, looking at the whole market with your interests at heart, a property search can turn a hunt that might take years into one that feels clear and manageable.
Frequently asked questions
What does a property hunter do in Spain?
A property hunter searches the whole market on a buyer's behalf. They get to know the buyer's needs, shortlist suitable homes from multiple agencies and portals, arrange viewings, and support the buyer through negotiation and purchase. Unlike a traditional estate agent, they represent the buyer rather than the seller.
Is a property search service the same as a buyer's agent?
Broadly, yes. In Spain, the terms property finder, property hunter and buyer's agent are often used interchangeably to describe someone who works for the buyer rather than the seller.
Can I buy property in Spain without visiting first?
Many of my clients carry out most of their search remotely through virtual visits and only travel once they have a shortlist of serious contenders. I'd always recommend seeing your final choice in person before committing.
Which areas do you cover?
I cover the Costa Brava and the wider Girona province, from the coastal towns to the inland villages of the Empordà.
